Neo Nice Burger, a handcrafted burger shop opening in the Kansai region for the first time, and I'm donut?, a fresh donut specialty shop opening its second Kyoto location, will open at the same time in Teramachi, Kyoto, on October 6 (Tuesday), 2026. Both are run by peace put, a Fukuoka-based company that also operates the Fukuoka-born bakery AMAM DACOTAN.

At Neo Nice Burger Kyoto Teramachi, four new burgers exclusive to this shop use ingredients and flavors associated with Kyoto, such as shibazuke (Kyoto pickles), Kyoto white miso, Kujo green onion, Kyoto turnip, and sansho pepper. At I'm donut? Kyoto Teramachi, donuts exclusive to this shop use the brand's first "wet dough."

The building has eat-in spaces on the first and second floors. The interior makes use of the warmth of wood, evoking a Japanese feel, combined with materials such as stainless steel. It is designed to blend into Kyoto's historic streetscape while letting each brand's worldview come through.

Neo Nice Burger Debuts in Kansai With Four Kyoto Teramachi-Exclusive Burgers

Neo Nice Burger is a handcrafted burger shop where everything from the buns, patties, and sauces to the fries is made by hand by craftspeople. The buns are baked in the shop in three types (plain, craft, and brioche), and the patties come in two types (100% Angus beef and pork shoulder loin), used according to the ingredients they are paired with. The Kyoto Teramachi shop, the brand's first in Kansai, offers four limited burgers that bring in Kyoto-style ingredients and flavors.

Fish Fry and Shibazuke Tartar Burger (フィッシュフライのしば漬けタルタルバーガー): ¥550

A fluffy white fish fry is topped generously with homemade tartar sauce mixed with shibazuke. Tomato and shiso leaf are layered on top, and the mild sourness and texture of the shibazuke and the refreshing aroma of the shiso add accents.

Kyoto Vegetable Miso Teriyaki Burger (京野菜味噌照り焼きバーガー): ¥680

A juicy pork patty is paired with a homemade teriyaki miso sauce made with Kyoto white miso, and topped generously with Kujo green onion, a Kyoto vegetable, and carrot rapée. The mellow richness of the white miso and the sweet-savory teriyaki flavor are joined by the aroma of the Kujo green onion and the texture of the vegetables.

Kyoto Turnip Gratin Burger (京かぶグラタンバーガー): ¥680

A beef patty is topped with Kyoto turnip grilled until fragrant and plenty of homemade cheese béchamel sauce. After the cheese béchamel is added, the surface is seared to add a toasty aroma. The flavor of the Kyoto turnip, the savoriness of the beef, and the rich, creamy cheese béchamel come together in a burger reminiscent of gratin.

Sansho Beef Sukiyaki Burger (山椒牛すきバーガー): ¥900

This burger is inspired by sukiyaki. A beef patty is topped with sweet-savory simmered beef sukiyaki, a boiled egg, and mizuna. The savoriness of the beef is paired with the mellowness of the egg, and a sprinkle of sansho pepper at the end adds a refreshing aroma.

I'm donut? Introduces Its First "Wet Dough" Fresh Donuts

The Kyoto Teramachi shop carries about 40 kinds of fresh donuts, including the signature item, the I'm donut? Original. The highlight is the "Nure Donut" (ぬれドーナツ), exclusive to Kyoto Teramachi and made with a new "wet dough" (ぬれ生地), a first for I'm donut?.

The "wet dough" is a high-hydration dough with a water content of 150%, which is also used in AMAM DACOTAN's "Nure Rustique" (ぬれリュスティック). Made with Kitanokaori wheat from Hokkaido, it is characterized by a moist mouthfeel, as if the dough were wet, and a chewy texture. I'm donut? uses this dough for donuts for the first time. Frying at a high temperature for a short time preserves the moist, chewy texture of the wet dough, resulting in a new kind of fresh donut that differs from the brand's previous ones. The lineup has two types, each offering the moist, chewy texture with a different flavor:

  • Nure Donut Wasanbon (ぬれドーナツ和三盆): ¥313. A wet-dough donut coated in wasanbon sugar.
  • Nure Donut Mitarashi (ぬれドーナツみたらし): ¥367. A wet-dough donut coated in homemade mitarashi sauce.

New fresh donuts also appear, including the Kyoto Teramachi-exclusive "Variety Cup Honey Cheese Dip" (バラエティーカップ ハニーチーズディップ) at ¥594 and "Creamy Jewelry" (クリーミージュエリー) at ¥518, which is also sold at the Kyoto Kawaramachi shop.

A Kyoto-Style Space Where Japanese Atmosphere and Brand Worlds Meet

The new shop houses two brands, I'm donut? and Neo Nice Burger, in a single building. Inside, wooden beams and pillars give the space a warm feel, combined with materials such as stainless steel. The interior blends into the atmosphere of historic Kyoto while letting each brand's individuality come through.

Both brands have their sales areas on the first floor. Neo Nice Burger uses an open kitchen that keeps customers close to the kitchen, so they can watch burgers being finished one after another right in front of them. The sound and aroma of the griddle and the finishing steps are all part of this live food experience. At I'm donut?, about 40 kinds of fresh donuts are lined up on a large, curved display counter, and customers can choose from the wide lineup in front of them.

The two floors together offer more than 150 eat-in seats. Within one building, visitors can enjoy the burgers and fresh donuts of each brand, as well as time spent relaxing in a Kyoto-style space.

About the Brands

I'm donut?

A fresh donut specialty shop run by owner chef Ryota Hirako (平子良太). The first shop opened in Nakameguro, Tokyo, in March 2022, and the brand now has 13 shops in Japan. Its donuts have a crisp outside and a soft, fluffy inside that melts in the mouth, a "fresh" texture. The name comes from this new texture, which is said to surprise both the people eating the donuts and the donuts themselves into asking, "Am I a donut?" Beyond the fresh texture, the brand has drawn attention for original recipes and visuals that depart from conventional donuts.

Overseas, the brand opened in New York in April 2025, followed by Taiwan in July and Seoul, South Korea, in September of the same year. It also opened in Kuala Lumpur, Malaysia, in September 2026, and plans to open in Indonesia in October of the same year and in Singapore within the year, accelerating its overseas expansion.

Neo Nice Burger

A neo fast-food brand that brings the taste of "properly made" food into the casual setting of fast food.
