New Apartment Hotel "VOMA" Opens in Tokyo's Shin-Okubo on July 1

noos Inc. (Shinjuku, Tokyo; CEO Junko Genma), which develops and operates boutique hotels, apartment hotels, and standalone lodging properties, opens the apartment hotel "VOMA" in Hyakunincho, Shinjuku Ward, Tokyo, on Wednesday, July 1, 2026. Despite its central Tokyo location, VOMA is designed around quiet, refined time.

The Idea Behind VOMA

VOMA sits in Hyakunincho, Shinjuku Ward, about a 4-minute walk from JR Shin-Okubo Station or the JR Chuo-Sobu Line's Okubo Station, an easy-to-reach and convenient location. The area is lined with restaurants and other eateries, making it a good base for sightseeing around Shinjuku as well.

The property is equipped for mid- to long-term stays, catering to inbound travelers and guests on extended business trips. It offers a stay in the city where guests can keep a rhythm close to everyday life.

The name "VOMA" stands for "Voice of Mind Archive," meaning a place to leave behind the voice of one's heart. It carries a wish that guests do more than simply stay the night — that they spend time with someone important and deepen that relationship.

VOMA brings together the convenience of a sightseeing base with an environment set apart from the bustle of the city, where guests can feel at ease. It offers an immersive space for connecting with the people who matter most.

Comment From noos Inc. President Junko Genma

It's in the non-everyday setting of travel that people can be more honest with themselves than usual.

There are true feelings and values that we usually keep tucked away in our hearts, too embarrassed to put into words. Here, I wanted to gently touch that softer part of the heart. That's the spirit in which VOMA's spaces were designed.

The answer to happiness always lies within our relationships. Family, partners, close friends — precisely because they're the people closest to us, we need time to face them with care. I hope VOMA gives guests a slow, unhurried time to connect with the people who matter to them.

Comment From Architect Ryohei Baba (Co-Principal of OOOarchitecture)

A hotel is usually a space built to offer an experience apart from everyday life. When the surroundings aren't naturally beautiful, architecture often achieves that by shutting the outside off and creating an introspective world. Hyakunincho isn't the kind of neighborhood known for its beauty, but it has a chaotic, human, exciting charm. I wanted to make a hotel where guests could feel this real town while still keeping a protected sense of comfort — a place where these two contradictions could coexist.

In the floor plan, a cave-like hall space runs through the building's frontage, like a hollow carved into a dense city. The living room at the very back has its floor lowered by 300mm to work around a north-side slope restriction. This lowest point, where the floor sinks down, sits in a quiet space set apart from the city's chaos, while at the same time offering the special experience of looking out over that very chaos. A narrow water-facility space is inserted between the hall and the adjoining bedroom, giving the right sense of distance for shifting between activities. With this three-part layout of hall, water-facility space, and bedroom, moving between them means passing through a corridor that cuts through the water-facility space, bringing depth and complexity to a room that is never especially large.

The railing of the terrace facing the street, where guests can look out over the town, uses thick 180mm-square Japanese cypress timber. Its sheer mass creates a boundary, intended to bring a sense of security by connecting the inside and outside while also dividing them.

For the interior, simple, plain materials were chosen so guests can sense a contrasting calm, like a blank space carved out of the noisy city. Textured materials that give a hotel its distinctive character — tile, jute, wood — are used in carefully adjusted colors and proportions, adding depth to that sense of quiet.

The aim was a stay where guests can spend quiet, refined time while still feeling the distinct atmosphere found only in this town.
